Getting started is simple. Begin by booking a private tour so you can walk the space, ask questions, and get a feel for our collective. From there, we'll discuss suite availability, walk you through the leasing process, and get you set up for move-in. We make the process as smooth and welcoming as possible — because your success starts before you ever see your first client.

To lease a suite at Elevate Studios Collective, you'll need a valid Michigan cosmetology or applicable professional license, proof of liability insurance (we can point you in the right direction if you need help getting coverage), and a completed rental application. A security deposit equal to 4 weeks rent is required to secure your suite. We walk you through every step during your tour and onboarding so you feel fully informed and supported.

As an independent suite tenant, you are your own boss — which means you'll operate as a self-employed professional or business entity. Most of our tenants register as a sole proprietor or LLC with the State of Michigan, open a dedicated business bank account, and set up their own booking software and payment processing. It can feel overwhelming at first, but you don't have to figure it out alone. Our community is here to share resources, and we periodically host workshops to help tenants navigate the business side of beauty. We're always happy to point you toward helpful resources.

All suites are leased on a minimum 12-month agreement. This ensures stability for you and our collective community. Please contact us to discuss lease terms in detail.

We understand that life and business circumstances can change. Early lease termination is handled on a case-by-case basis. Tenants who need to exit their lease early are required to provide written notice and may be subject to an early termination fee as outlined in the license agreement. We encourage open communication — reach out to us as soon as possible so we can work toward the best solution for both parties.

Life happens, and we truly understand. At Elevate Studios Collective, tenants have access to an optional health and maternity leave program that allows you to pause your suite without penalties when unexpected moments arise. We’re here to support you through every season of your journey.

Suites are delivered as a blank canvas — open and unfurnished. You're welcome to furnish and decorate your suite to create a space that's uniquely yours.

Absolutely! As an independent business owner, you are welcome to retail your own products directly to your clients within your suite. Many of our tenants carry professional-grade retail lines as an additional revenue stream. Please note that all product sales must comply with Michigan state regulations for professional beauty product retail. We encourage you to consult with your licensing board if you have questions about specific products.

Yes! All new tenants receive their first two weeks of rent completely free. We want you to have time to set up your space and settle in before your lease payments begin. It's our way of saying welcome — and meaning it.

Absolutely. When you refer a beauty or wellness professional who signs a lease with us, you'll receive one full week of rent free as a thank-you. There's no cap on referrals — the more you share Elevate, the more you save.
